Merry Christmas from Pedersens

Pedersens Christmas 2016-656Thank you again for your support through 2016 and the very best for 2017.

The Our office will be closed from the 24th December 2016 and reopening on Monday the 9th January 2017.

Anne Garland 021 0766656 or anne@pedersens.net.nz will be covering throughout this time and will continue to offer viewings for available properties, response to emergency maintenance and ensure that all Tenants are making their rent payments on time. Owner payment and statements will be processed on the 4th January 2017.

Auckland Rental Update - December 2016

Auckland Rental Market Update December 2016-853Rents in Auckland according to the latest Trade Me property statistics has seen rents in Auckland increase by 3% compared to the previous year, with the median rent increasing by $10 per week to $510.

So not the increase we all would have liked but when compared most other regions in NZ (excluding Wellington which had a 7.7% increase) it’s still better as most stood still.

We would expect for the rental market to now quiet down for the next month but see it rapidly pick up again in mid to late January.  Offering incentives for prospective Tenants over this quiet time, like a couple of free weeks rent can often see the Landlord with more money in their pocket long term rather than holding out till the market picks up again and new supply comes onto the market.

Rental Market not going at same pace as Housing MarketWhile newspapers and other mainstream media seem to print the same articles every day about the ongoing rise in house prices data shows that rental increases are much more modest. The Trade Me Rental Index showed only a $10 rise on the median prices across NZ in the last 12 months to July with a 4.8% increase on 12 months ago. Auckland was even lower with just a 3% price rise or an average of $15.

Watercare - Fixed Charges Update

Watercare  - Fixed Charges UpdateWatercare have just announced that landlords and property managers can now pay for the fixed charges on their water bill as an upfront payment once a year in July.  This is an opt-in system and you must opt in before 30th June in order to be eligible.

Rental Market Update  Quarter 1Auckland house prices are continuing to grow strongly on the back of record migration and low mortgage interest rates driven by a combination of unexpectedly low inflation and a bank war. While rents have not been growing at the same rate they are definitely increasing especially in South and West Auckland.
The market seems to be showing similar heat as it was prior to the introduction of the lending deposit restrictions and it looks imminent that the Reserve Bank will look to introduce another rule later this year in order to slow the market with Property Investors being in the gun this time around.
At Pedersens prior to the LVR rule introduction when funding was much more accessible we noticed that for a period in the winter months of 2013 that it was harder to get tenants as many were instead looking and able to purchase. Since the rule introduction this has definitely limited many would be purchasers thus increasing pressure on the rental market which has been one of the causes for......

Credit Checks - Part 2.  What to look for in a credit check
When assessing a prospective Tenants credit check there are key things that you want to look for:

  1. Does the credit file have more than 1 enquiry?
The very first thing to check is the number of enquiries, if there is only 1 enquiry and the age of the credit file is 0 months, then this is a strong indicator that an error has been made in either the name or the date of birth when loading the information. Obtaining a copy of the applicants ID will help avoid making such errors. The only other time you will see a 0 month credit file age is when the applicant has just arrived into the country to live, in which case you should obtain proof of residency.

Credit Checks - Part 1.  Should I credit check my prospect Tenant? Credit checks are a vital tool for assessing your risk when selecting a new Tenant for your rental property.  While a prospective Tenant may appear solid when you first meet them, their credit check will give you a much more honest picture about what they will be like as a Tenant. People with bad credit become very crafty at targeting Landlords whom they think that they can pull one over on, and once they are in your property it can be very hard and expensive to get them out as they are often well schooled in the rules of the Tenancy Tribunal as well. 
Characteristics of applicants with bad credit that we see on a regular basis include being overly pleasing at the viewing, stating their previous addresses as having private Landlords (whom are actually friends in on the play), using people to front the application ........
